If you are still not sure if an "exempt listing" is right for you and you are not quite ready to list your home, let me share with you my own story. It is an "exempt listing" and I have been extensively marketing the house through my personal connections, expansive network and campaiging to the real estate community. Not only is this great exposure for my listing, it will result in a professionally staged home.
If it were up to me and I was thinking about selling, I 'd talk to my agent about what it means to be "exempt" and how they 'd market my house before it goes on the MLS. To be in the market-- you need to be listed, priced right, in showing ready condition and have a comprehensive marketing plan to promote your property. As a buyer, be sure to work with a local agent that is ingrained in the community and connected with other agents so that they are aware of these "exempt" listings-- which could be your future home.
As I've written before, it is important to have a house in showing ready condition as we only have one chance to attract a buyer. It takes time to get a house in showing condition or "staged". That is why a Seller may decide to sign a Listing Agreement with their agent as now the agent is working on the Seller's behalf to not only help them get in "showing ready condition" but also starts working their network of contacts and prepares for marketing.
